The first thing the city needs to approve the flats (one way is to carry out the basic plan and have a Architech clean as city codes and signs). If you are willing to pay all city permits to go. Note that you can be punished in most cities, and have fallen in the house if you have enabled the city.

First, you should check to ensure the city and / or community to ensure that they build on a site so small. There are many rules about setbacks and you must ensure that the land is buildable.

You should also review with the City zoning requirements and building regulations. Therefore, you must, begin at City Hall - is a necessary step and are generally very useful. Not the sort of things you can do completely online - despite his city could provide useful information online.

Most cities have websites in a standardized format: www.ci._____.__.us Enter the name of the city in the first room. If the city has more than one name, use the - in between names. Then use the two-letter abbreviation for your state. For example, Spring Lake Park, Minnesota would be:-www.ci.spring park.mn.us Lake

Then, if all goes well, you have a series of decisions. Do you want to build it all for themselves? Want to hire an architect? Do you want a custom home? Would you like a "non-standard design, which can be built cheap? In between, or what?

In general, three types of builders: production (no change in the plans), custom (to change everything and nothing) and semi-custom (to be able to make some changes - but there are limits).

It seems that you want to work with a semi-custom builder has the experience in the construction of small houses. They have already developed plans and assisted with minor modifications.

Or you can download the architects and builders who can build the house he designed to be found. It may cost more this way, but it depends on what you want.

Start with the city and do some research on the producers (production, custom or semi-custom). The National Association of Home Builders Web site might be useful: http://www.nahb.org/

Good luck!
